M5V is a 34-storey, mixed-use condominium on King Street West in downtown Toronto. The building contains 305 residential units, a common social lounge area with an exterior dining area and a complete health and fitness facility. The first three floors at the base of the building contain commercial and retail spaces which serve the needs of the residents and the surrounding neighbourhood.

Sustainable features of the building include: a cistern that collects rainwater, an Energy Recovery Ventilator in each unit, high-efficiency windows, low-flow faucets and toilets, low VOC finishes, Energy Star appliances and car-share parking spaces. The architectural team worked closely with the client to modify the building envelope assembly in order to achieve high energy efficiency.
